your homework and making the right choices. <br/><br/>Before you commit to buying a stock or custom house plan, you<br />
should know how much of a house you can afford to build. A good<br />
place to get this information would be the bank that you might<br />
use to get your loan from. <br/><br/>Once you know what your budget is, you can determine how much<br />
house you can afford and pick a house plan that fits that<br />
budget. One way to accomplish this is to call several<br />
homebuilding contractors in your area. Ask them what the<br />
building costs per square foot are. Not all contractors are<br />
willing to volunteer this information, but you will find enough<br />
of them that are willing to help at the prospect of gaining a<br />
customer. <br/><br/>With this information you will be able to determine the square<br />
footage of a house plan you can afford. If your budget is<br />
$200,000 and the cost per square foot is $100, then a 2,000<br />

building your home. You don&#8217;t want to invest in a blueprint for<br />
a house that won&#8217;t fit on your lot. Check with your municipality<br />

have and how much your house must be set back from the street or<br />
building line. <br/><br/>Some towns and subdivisions also have what are called covenants.<br />
These are rules that dictate what you can and cannot build. Some<br />
of these covenants might include the minimum square footage<br />
house you can build, brick or frame construction, minimum roof<br />
pitch, and types of building materials you are allowed to use. <br/><br/>These are some of the important things you must consider.<br />

			<content:encoded><![CDATA[<p>When we think about getting a house ready to sell, we often focus on the structure itself. We ask ourselves if the walls need painting, should the carpets be cleaned or replaced, do any of the plumbing fixtures need to be repaired, etc. However, the item that is seen first, by every potential buyer that drives by your house, is your front lawn and garden. Spending some extra time on your landscaping before you list your house with a real estate agent can make a big difference in how long it takes a house to sell.</p>
<p>Think of it this way &#8211; would you feel comfortable with the idea of seeing a doctor if all the plants in his waiting room were dead? It sets up some negative emotions, doesn&#8217;t it? The same thing happens when people drive by a house that is surrounded by dying, weedy grass, overgrown bushes, and cracked sidewalks. Since the impression is on a purely emotional level, it may be difficult for your buyers to overcome.</p>
<p>There&#8217;s a good example of this problem right now, in my neighborhood. Although houses in my city are selling ast this summer, and they don&#8217;t stay on the multiple listing service for very long, a &#8216;For Sale by Owner&#8217; sign has been in the window of a house down the street for months. The owner lives out of town, and probably purchased the house as a rental. Now that home prices are higher, he&#8217;s ready to sell, but he can&#8217;t take care of the yard himself because he lives too far away. He did recently hire someone to cut down the overgrown grass, but I suspect he did so only in response to a complaint from the city authorities.</p>
<p>This attitude on the part of the seller reminds me of that ancient saying &#8220;penny-wise, pound foolish&#8221;.</p>
<p>Fortunately, it doesn&#8217;t take a whole lot of money to get most yards looking good, and it can make a huge difference in the curb appeal of your house. It does, however, take time &#8211; especially if the grass has been neglected for too long. Some regular watering might revive it, but if things have gone too far, you may need to reseed the grass and start over. This might also be true in the back yard, if a large puppy or a team of budding football stars has worn ruts in the grass. The most important thing for the grass is to get it green again, and keep it mowed. If dandelions have taken over, a neighborhood kid might be willing to pull them out, if the price is right.</p>
<p>If bushes along your fence are badly overgrown, they may need a hard pruning. Some ornamental shrubs and small trees can be pruned at almost any time, but others must be approached with more caution. To see exactly how and when your shrubbery can be pruned, do a Google search for the particular type of plant, or find a good book on pruning at your local library. Overgrown Arborvitae growing near the house may need to be removed, as would any other fast-growing shrub that refuses to stay within its allotted space, and which would be nothing but bare sticks if it you cut it back.</p>
<p>If you do need to remove overgrown or dying foundation plantings, they can be replaced with fast-growing annuals or perennials. First dig the soil as deep as you can and add compost and plant food to improve the soil&#8217;s fertility. Then ask your local nursery for suggestions &#8211; they&#8217;ll be able to show you which plants will grow the fastest and fill in the empty space. If you put out a drip hose and attach a timer, you won&#8217;t need to do much more than pull an occasional weed to keep it looking nice.</p>
<p>A friend of mine recently sold her house, which was surrounded by a beautiful cottage garden that took her years to build. She knew that most people don&#8217;t have time to care for so many different plants, and would prefer to simply water and mow the grass &#8211; so she made sure to list her house when her garden was at its peak. Even if her buyer has to remove all those flowers because he can&#8217;t take proper care of them, they still helped to create a positive impression with all that color. Her home, surrounded by masses of color, was on the market for only a few weeks.</p>
<p>You can easily add a few spots of color to your yard without planting a perennial border of creating a cottage garden. One exceptionally easy trick is to buy a large planter that matches the color of your house, fill it with one small shrub from the nursery surrounded by fast-growing annuals, and place it just beside your front door. It doesn&#8217;t take much time, but it can add that little touch of life that makes your house feel more like &#8220;home&#8221; to your potential buyers. <br/><br/></p>

I worked full time for perhaps just nine months in my life (I&#8217;m 43), so it was necessary at times to keep my expenses low. My first house was a mobile home on a small lot in a Northern Michigan town. The $257 payments were easy enough for a while, but I paid off the mortgage early during an unusual period of 30-hour work weeks (almost full time for me).</p>
<p>However, I wasn&#8217;t just a buyer of cheap housing &#8211; I was also a supplier. I rented the other rooms in the mobile home. In this way I lived for free and even had a little extra income after paying the household bills. I also built a shed for $250, carpeted it and put in a light, and then rented it out at times for $50 per week &#8211; now that&#8217;s a good ROI (return on investment).</p>
<p>In Mexico, when I was 17 years old, a group of factory workers gave me a ride and let me spend the night in their extra bunk (I was hitchhiking). They had a futuristic plastic apartment, big enough for four bunk beds and not much more. In the bathroom, the floor, toilet and bath tub were all made out of one continuous piece of molded plastic. Outside, the grounds had tennis courts, as well as cement paths with benches, that wound through flower beds.</p>
<p>An efficiently designed 300-square-foot apartment works for single young people. If such construction was allowed in some parts of the United States (there was only one door and other code issues) these kinds of apartments could probably really solve some problems. With twenty of them on a small property, an investor could make money renting them out for $240 per month, utilities included. Split between four single young men or women, this would be just $60 each, or $15 per week. That&#8217;s really cheap housing.Other Cheap Housing Ideas</p>
<p>In those places where there is no big snow-load to worry about, tent-style housing, like that used on the Mongolian plains might be okay. Normal walls and roofs cost a lot, but insulated fabric would be a fraction of the cost. Even if it needed to be replaced every 12 years it might cost a lot less than using traditional walls and roofs.</p>
<p>There was an indoor ice rink in our local park for years before I noticed that its roof was held up by air pressure alone. It worked well enough, which makes me wonder if this kind of construction might be used for houses too. Think inflatable houses&#8230; </p>
<p>How about 10-by-12-foot cube-rooms that fit together easily in many different ways? A buyer starts with a bathroom cube, a kitchen cube and a bedroom cube, and then add more as he can afford to. Having them pre-made with a uniform design would keep the costs low. The electrical would be built-in and ready to plug into the next cube-room.</p>
<p>My friend was thrown out of the home he built on his own land, because it wasn&#8217;t large enough to meet the county building code. We discovered however, that it would have been legal for him to camp on his property in an Recreational Vehicle, even if it was smaller than his shack. This makes me wonder if an entrepreneur could buy 40 used RVs for $4,000 each, put them on a piece of land, and then rent them to low income tenants. Just call it &#8220;camping,&#8221; and this cheap housing idea might be okay with authorities. <br/><br/></p>

After a while many of these people began to drift away from these “high paying” jobs back towards the homes that they possibly already owned or rented cheaply out in the country. <br/><br/>  <br/><br/>The mill owners quickly realized if they wanted to keep hold of their labour force they would have to build houses that they could afford to live in, which is exactly what they did, resulting in miles upon miles of terraced houses that once dominated our cities. <br/><br/>  <br/><br/>In the twenty first century, the mill owners have gone and so has most of the affordable terrace housing. Some modern companies, most notably banks offer their employees very cheap mortgages or additional payments towards ever increasing rents. 			<content:encoded><![CDATA[<p>You&#8217;re a singer looking for great audience songs for women. Have you thought about a &#8220;House song&#8221; from a Musical?<br />
A House song bridges the gap between the audience and the singer, when the character comes out of the story on stage and speaks directly to the viewers, know that he (and the drama) is being watched.<br />
In Musical theater there are not many real House songs, but there are a number of songs you can alter to make your performance cross that invisible fourth wall between you and the audience.<br />
In this article I suggest 60 songs for women from the Musical Theater repertoire that could be sung as a House song. They fall into three categories: the true House song, the audience number and the soliloquy.<br />
In the first category, the true House song, the musical is written deliberately for the character to step out of the drama and speak to the viewers. Think of Diva&#8217;s Lament from Spamalot, or You Can Always Count On Me from City of Angels. When You&#8217;re Good To Mama from Chicago springs to mind immediately. Other true House songs include Big Spender from Sweet Charity (originally a chorus number but can be sung by one person), I&#8217;m Still Here from Follies, Broadway Baby from Follies, I Just Wanna Dance from Jerry Springer, Jonny One Note from Babes in Arms, and Nobody Does It Like Me &#8211; the Cy Coleman song from the musical SeeSaw. And Miss Byrd from Closer Than Ever shares her secret across the fourth wall.<br />
Many of the songs from the Victorian Music Hall era work as house numbers including Waiting At the Church, If It Wasn&#8217;t For the &#8216;Ouses In Between, and even ballads such as The Boy I Love Is Up In The Gallery. Then there are the songs written in a Musical style such as Girl in 14G, and The Alto&#8217;s Lament.<br />
In the second category, the character sings to an audience in her world as part of the plot. Good and Evil from Jekyll and Hyde is a great example as Lucy sings to the drinkers in the pub where she works. Then there&#8217;s Don&#8217;t Cry For Me Argentina (Evita), I Speak Six Languages from The 25th Annual Putnam County Spelling Bee, Beat Out Dat Rhythm from Carmen Jones, Man Wanted from Copacabana, and Blow Gabriel Blow from Anything Goes. The Saga Of Jenny from Lady in the Dark is sung in a courtroom, and you might just get away with Life of the Party from Wild Party.<br />
The unifocus song is the third type of House number &#8211; it&#8217;s usually a soliloquy in which the character is asking questions. One of the most well-known songs is I Cain&#8217;t Say No from Oklahoma. Then there&#8217;s I&#8217;m Shy from Once Upon A Mattress, Everybody Says Don&#8217;t, and There Won&#8217;t Be Trumpets, from Anyone Can Whistle, and I&#8217;m A Stranger Here Myself from One Touch of Venus. Check out Holding To The Ground from Falsettos, My Brother Lived In San Francisco from Elegies for Angels Punks and Raging Queens, I Hate Men from Kiss Me Kate, and My Strongest Suit from Aida. For the more old-fashioned amongst you, there&#8217;s I Think I May Want To Remember Today from Starting Here, Starting Now, Tale of the Oyster (Fifty Million Frenchmen), and The Physician (Nymph Errant).<br />
You can use a strong story song like Waiting For The Music To Begin (Witches of Eastwick) if you use it to tell the audience your story. Another perfect example comes from A Chorus Line, where Diana Morales sings Nothing to Zach who is seated in the (real) audience throughout the show. It&#8217;s therefore very easy to turn it into a house number and address the audience directly and individually. Other songs include Gimme Gimme from Thoroughly Modern Millie, I Know Things Now from Into the Woods, Defying Gravity from Wicked, and Always The Bridesmaid from I Love You, You&#8217;re Perfect, Now Change.<br />
Back to Sondheim again for The Ladies Who Lunch from Company, The Story of Lucy and Jessie (from certain productions of Follies), and Can That Boy Foxtrot (a duet that can be sung as a solo) from Marry Me A Little, or cut from Follies, depending on who you read.<br />
Then there&#8217;s Everybody&#8217;s Girl from Steel Pier, Old Fashioned Love Story from Wild Party, When You Got It, Flaunt It from The Producers, and How Did I End Up Here from Romance Romance. You might consider One Hundred Easy Ways from Wonderful Town, or My New Philosophy from You&#8217;re A Good Man Charlie Brown, and experiment with a song like Cockeyed Optimist from South Pacific.<br />
Another great source of House songs is the revue musical. Closer Than Ever by Maltby and Shire is a good example for songs like Back On Base, or The Bear, The Tiger, The Hamster and The Mole. Or you could consider Songs for a New World by Jason Robert Brown for I&#8217;m Not Afraid Of Anything. You can also do what the musicals are doing currently and raid the pop/disco/rock scene for suitable songs &#8211; Holding Out For A Hero started as a Bonnie Tyler song but is now in both Footloose and Shrek II<br />
It is unusual for a slower song to work as a house number, but here are a few suggestions: Maybe I Like It This Way from Wild Party, That&#8217;s Him from One Touch Of Venus, Why Him from Carmelina, Bill (from Oh Lady! Lady! and versions of Showboat) and of course, Funny Girl from Funny Girl.<br />
Remember that the point of a House song is to speak directly to the viewers, so make sure you look your audience in the eye while you perform.<br />
