And not only is the rent affordable, but it also includes a whole bunch of additional services and features like the pool, sauna, air conditioning in my room … I really feel like I’m getting the most value for my rent every month at my new apartment. Oh yeah – I really like the smart card laundry machines! It’s so nice not have to keep a collection of quarters on me at all times!

Renting a Dallas apartment might be the best way for an investor to ride out the current recession. Renting allows home buyers to increase capital, improve credit and secure employment. In time, the market will rebound, but not before hitting bottom. This is when the prepared investor can find some of the best real estate deals in Dallas. But until then, the news remains grim.

Property sales in North Texas have slowed to a trickle because of the lack of credit and worries about the economy.

“We are all hoping there is a lot of pent-up capital on the sidelines that wants to get back into real estate,” said Jack Fraker, a top investment broker with CB Richard Ellis. Fraker said his property sales were off 65 percent or more in 2008.

At the same time, property values have fallen.

“There is still a disconnect between the sellers and the buyers,” he said. “Hopefully that will change later this year.

“Most of the institutional investors have tried to avoid writing down their real estate values,” Fraker said. “They can’t hide from that for long.”

The rents that investors can get from Dallas office buildings are already falling, said CB Richard Ellis’ Phil Puckett. “I see some landlords trying to hang onto what was,” Puckett said.

While overall office vacancies in North Texas are at about 20 percent, they won’t stay there, he said.

“It’s going to go up,” Puckett said. “The question is how much space are we going to get back from company closings?”

Be Organized

A move isn’t something you can simply prepare for over a weekend. Always plan ahead and never, ever, start packing the day before, as you’ll find that you have a lot more stuff than you initially thought. Make sure all of your boxes are labelled appropriately – it will save you a lot of hassle when you’re unpacking if you know what box goes in what room.

Donate Your Old Junk

In the process of packing, you might discover that you no longer need, like, or have room for old clothes, furniture and knick-knacks. Don’t toss that stuff away, though – donate it to a worthy cause, such as Goodwill, the Salvation Army or the Canadian Diabetes Association. Be sure to always check with the apartment manager to see when you can use the elevators, as some buildings have restrictions about what times of the day the service elevator can actually be used. Forward Your Mail

Try as you might, there’s bound to be somebody that you forgot to tell about your change of address. Luckily, you can register your change of address with Canada Post, and for a small fee ($36 for six months), they can redirect any mail sent to your old address to your new one. That will give you plenty of time to make sure all of your contacts are up-to-date regarding your whereabouts without having to worry about whether an important package will arrive at your new place or on the other side of town.

Transfer Your Services

Apart from your mail, it’s important to have any monthly services, such as existing cable, phone, Internet, gas and hydro accounts, transferred over to your new address (or cancelled at your old place, if you won’t need them anymore). This can be extremely important, especially if you’re the type that depends on things such as the Internet for work or school.

You should be ready to make quick decisions if you find a great “look-n-lease” special.  Specials change constantly and so does pricing, so searching at the right time may prove difficult.

You won’t want to start your search too early, but when you do start it should be within several weeks of your anticipated move-in date if you wish to get the most accurate experience when hunting for prices. Hit the market vigorously for two to three weeks as you search through all the places you’d like to live.

Students have many options when it comes to finding a University of Chicago apartment. Chicago is one of the biggest cities in America, and as such the off campus apartment options for students are going to be less than in most places if for no other reason than the pure expense of rent when you live in an actual city that size.

The University of Chicago offers several apartment options for their students, and even has a service advertised on their website offering to at least try and help students to find affordable off campus apartments close by. That being said, as far as the actual University of Chicago is concerned, because of the sheer size of the surrounding city it can be highly recommended for students to find apartment housing on campus.

The two groups who seem to be most catered to for apartments as far as the school is concerned are international students and graduate students. The University of Chicago has actually worked with the Graduate Student Housing Office in order to secure apartments for students all over the Hyde Park Area, allowing them to offer apartments to graduate students at much more reasonable prices than they might otherwise see.

At one point the official numbers released from the U indicated that there were over 1,100 University of Chicago apartments across 25 buildings owned by the University itself. These apartments are all guaranteed for incoming and returning graduate students and all also come with a number of layouts that vary anywhere from studio apartments to large three bedroom apartments.

These neighborhood student apartments are all near campus bus routes to make getting to and from classes easy, and all these apartments are also rented with leases that run from September to August, although leases can be canceled early at the end of a quarter if you are graduating at that point. The deposit is a mere $150, which is pretty exceptionally low even for student apartments.

The International House offers many apartment choices as well, and there are other lots of both furnished and unfurnished apartments available to students, all within the Hyde Park area. This is part of what makes the University of Chicago so appealing is that it is located in a unique residential neighborhood, and within all the buildings that the University of Chicago owns in Hyde Park, it’s hard to believe that you could not find an affordable apartment if you really wanted one.
